Scottsdale's famed "resort lifestyle" extends far beyond the luxurious hotels and resorts that are available. The prestigious communities of The Boulders, Desert Mountain, Desert Highlands, Estancia, Mirabel, Troon, DC Ranch, Whisper Rock and Terravita are becoming renown.
On average, Scottsdale has the highest home owner's association fees, and that's what maintains the quality of living that just can't be beat. Many housing developments feature golf courses, nearby parks and recreational complexes.
Scottsdale homes for sale market prices have not changed significantly from last year. They are currently down by 2.15% and the average length of time for the home to sell has increased by 18%.
There are currently almost 600 homes for sale in the million + price range. Over half of them were built in 2000, or more recently. Another 33% were built from 1995 to 1999. That makes 88% of these homes less than 8 years old! That's quite a selection!
It is not uncommon for homes in this price range to be on the market for 1 to 2 years, and eventually selling for hundreds of thousands less than the initial asking price. For buyers, this means leverage. For sellers, it means they should consult an agent who will not be "WOWED" by the prospect of a hefty commission, or the "status" of listing such a home, rather, it is advisable to seek an agent that gives them "The brass tacks", realistic expectations, and not just flattery....an agent like me, for instance!
It is my standard policy for a listing that if you also purchase through me, I only charge the 3% commission that goes to the agent that brings your buyer and only a very nominal amount for covering my expenses to list, preferring to make my money from the people whose house you buy.
